We had a nice stay. It was not busy at all which was nice. Our first morning i asked the front desk person how to get to the Silos. Being it was it first time in Wacoi thought I'd ask. I knew it was close and didn't feel like pulling up Google maps. No joke, her literal response was "your guess is a good as mine"... I was like huh... don't you work here? Isn't that why most people are here. How is the location out you main attraction not part of the training? My second suggestion, maybe have the magnolia channel in the rooms. We did appreciate the warm cookies and ice water delivered to the rooms.

Firstly let me say we only came here to eat at the restaurant. The menu was limited. We could not get a post meal latte with dessert. The waitress knew very little about the menu and had to ask the bar tender how to charge us for our meals. Only two delicious biscuits came with the appetizer, ( no bread was not free) and the pears in the salads were not ripe. The latte I had on arrival I had to ask for sugar and stir with my knife as I was not provided a spoon. My friend did have an amazing blue cocktail that was delicious. The ambiance of the restaurant was lovely and the library impressive but the sevice and food overall disappointed. Sad face emoji

After reading a few reviews that mentioned a lack of service, our experience could not have been better. Stayed 3 nights and wished we had another 4 or 5!!! What a PERFECT experience. First contact was the Valet person who was so cheerful and attentive with our bags, then to the check-in desk with Lisa who was quick and welcoming. The room was beautiful and so many wonderful touches. Had breakfast the next morning and were served by Morgan who was nothing short of awesome! The next morning Josephine was our server, the food was fabulous and Josephine was so pleasant. Bottom line is that we simply had the exact service and experience that we were expecting from our visit to this gorgeous property. DEFINITELY RECOMMEND!!

As big fans of Chip and Joana, we were super excited to stay here! The front desk staff were absolutely lovely and super helpful, and even upgraded us to a better room since it was the off season. The rooms are as beautiful as in the show! There were some small upgrades needed in the rooms like wallpaper peeling, etc. But it was 100% worth staying there!!

Really neat and historic place to visit. If you follow the renovation series on the Magnolia Network, you'll love seeing this in person. We went for lunch and the only reason to drop a star is they forgot to put our order in and we waited a long time for food. They made it up to us with a discount and free dessert.
Overall, amazing work done to bring this hotel back to something to be proud of.

An absolute masterpiece – Hotel 1928 is unlike anywhere else
    Rating: ⭐⭐⭐⭐⭐

I can honestly say that Hotel 1928 is one of the most amazing establishments I have ever visited. From the moment you walk in, you know you’re somewhere special.

The food is incredible. The chefs are incredibly knowledgeable and well-equipped to handle anything you throw at them – whether it’s allergies or creative, off-menu requests. Their skill and passion shine through in every dish.

And the atmosphere? One of the most amazing you will ever experience. The library alone is a beautiful spot for iconic, "hogenic" (Instagram-worthy) photos, but honestly, the entire hotel is a backdrop for stunning pictures. You can take a plethora of shots everywhere you turn.

A special shout-out to The Rooftop Birdies restaurant, which also features a gorgeous outside bar – it’s something to die for. People come from all across the continental United States, including celebrities, just to enjoy this place.

I'll admit I may be biased, especially when it comes to anything Chip and Joanna Gaines do. That being said, my stay at Hotel 1928 was wonderful.
Prior to my stay a member of their team reached out to confirm my arrival time and offer additional amenities that could be added to the room (chocolate covered strawberries? Why yes, please).
All the staff were friendly and helpful, from valet to reception to the bar and brassiere.
The room was immaculate. It had all the amenities and extra luxury touches (plush robes, slippers, Le Labo bath products, in room tea and coffee- loved that Fellow Corvo electric kettle so much I purchased one when I got home).
The employee who showed me to my room suggested I opt in for turndown service (which was a great tip because I'm a 'Do not disturb' sign kind of guest). Included in the nightly turndown service were goody bags of homemade snacks.
All this comes at a price though, but if you want to enveloped in Joanna's intentional curated design it's worth every penny.

So we were in there Saturday night for a gala to close out Grand Lodge. We had the whole hotel for a private event and were able to walk around and explore. The fourth floor is very nice with an outdoor patio we were able to take some great pictures with the Grand Lodge of Texas in the background. We had heavy hors d'oeuvres served, beef and chicken sliders some cheese and crackers and wings. All were very tasteful and well done. We did explore the library in the basement which used to be coal storage, Way back in the day in the early 20s and 30s. All of the books in the library apparently used to belong to Larry McMurtry, which is cool. And it is a nice area to sit and chat with other guests... Of course I'm not that old, but it seemed to me to be rather reminiscent of a day gone by when you would sit in a hotel lobbies like this and chat with other travelers before the age of mass communication. While we did not eat in the restaurant this day, I have eaten in their restaurant before for lunch. And it did not disappoint. I still remember I had a wedge salad and potato soup, and the five of us at the table were blown away by the quality of the food. So even if you're not going to stay there you should make a point to pop in and have a little lunch or, at least have a drink and wander around a little bit. But be warned, if you're going to pick up the bells behind the desk clerk and ring them, do it correctly hold them out and swing them loud and proud!

The location and building interior are so beautiful. The library is a great space for photos and is accessible by stairs or elevator. I haven’t stayed the night at 1928, but the downstairs restaurant is so delicious. Our first time there, the hostess, Paige, was so friendly and had the sweetest smile. She engaged us in conversation as we asked about the hotel.

I enjoy their lavender matcha from the little coffee bar. It sometimes gets pretty busy there, and the drink can take a little time, but it’s worth going to the library while you wait.

The rooftop bar is very cute with a couple fire places to sit around and plenty of other seating. The view of the city from up there is so cool! All of the staff members I’ve encountered at 1928 have been very friendly and helpful except for one (the one star withheld from service on this review). There’s a bartender at the rooftop bar who has been in a horrible mood a couple of times that I’ve been there. She was very snappy to my mom visiting for Easter weekend. Having worked in the industry for YEARS, I understand that some days are very difficult and people don’t always get our best, but each time I’ve spent a significant time there, it’s been slow. This past time, my mom saw the bartender shifting bottles around and thought she was cleaning and said, “Hi! Are you open yet?” And the bartender snapped at her and said, “what do you mean? I’ve been open this whole time.” Later on, she was rude again while showing her annoyance while sighing heavily and rolling her eyes when my mom’s friend asked her how the Bloody Mary was made. This isn’t THAT big of a deal, but I do think that it helps to be hospitable when working in hospitality 😅🙃

I’d encourage visitors and Waco locals to celebrate their friends here at the restaurant and rooftop bar!

Did not stay at the hotel BUT the architecture and design is well worth a stop. The basement library is absolutely lovely if you're into an vintage academia feel. With three chess board tables and tons of books it's a nice quiet atmosphere when there's few people around.

I am an Elderly African American New Yorker and have traveled extensively. I am an avid fan of Fixer Upper and have been aching to stay in Hotel 1928. My sisters took me to Waco on 2018 and it was one of my favorite trips. The hotel was so unique and felt like a small inn in Italy. The valet ( the one with the mullet hair) set the tone. He was the epitome of Southern hospitality and was great with my 1and a half year old great niece. Memories were made.

The moment my husband and I arrived we were treated like royalty by their excellent valet service.

The room was beautiful, and they go above and beyond to make your stay as comfortable as possible.

We dined at the restaurant upstairs and we were disappointed.

My husband and I ordered the Valentines Day special which consisted of steak, mashed potatoes and asparagus.

My husband's steak was charred, he ordered steak sauce to try and hide the flavor, but he couldn't even eat it.

My steak was good, but they served it on top of the mashed potatoes and asparagus which made the entire dish greasy.

The service, however, was excellent, the restaurant manager did everything in her power to try and remedy the situation.

We went to the coffee shop, and I ordered a latte which was delicious, the pastries were not what we expected. I ordered a cinnamon roll which was dry and seemed like it was a day old.

My husband ordered a muffin, and it was the same.

We watch Joanna Gaines cooking show all the time, so our expectations were high.

The cooking staff needs to step it up to match the quality of customer service the Hotel staff delivers.

I recently had the pleasure of visiting Hotel 1928 and I must say, their remodeling of this historic hotel is nothing short of impressive. The attention to detail and preservation of its rich history is truly remarkable.

During my visit, I decided to venture up to the hotel's Rooftop for a delightful lunch experience. Although I was initially disappointed to find out it was reservations only, I couldn't help but appreciate the effort they put into making every moment special. It turned out that there was a private event happening, requiring a six-hour wait for non-guests. While this wait may seem excessive, it just shows how popular this place is.

However, despite not being able to indulge in a meal at the Rooftop, I thoroughly enjoyed watching the show from afar. The ambiance was captivating, and it made me realize the importance of planning ahead and securing reservations to fully enjoy this unique dining experience. The staff was attentive and friendly, ensuring that their guests were having a wonderful time.

Based on my experience, I highly recommend Hotel 1928 to anyone seeking a memorable stay in a beautifully renovated historic hotel. The remodeling efforts and attention to preserving its heritage are second to none. Just make sure to watch the show beforehand or plan your visit accordingly to ensure the best possible experience. Trust me, it's worth it!
